Realty Transfer Fees for Homes Over $1 Million Changing July 10

On June 30, 2025, Governor Murphy signed into law A-5804, which includes changes to the Realty Transfer Fees on properties valued over $1 million and shifts the financial responsibility to the sellers.

Starting July 10, 2025, any deed with a consideration of over $1 million received in this office for recording will be subject to a revised Realty Transfer Fee as adopted by the New Jersey Legislature. A revised transfer tax calculator may be found here:

Any deeds sent by mail that are post-marked before July 10 will be treated as if received prior to the deadline.
